Building Permits Explained

When You Need a Permit

Generally requires approval:

  • Extensions and additions
  • Structural changes (removing walls)
  • New bathrooms or kitchens (if relocating plumbing)
  • Decks over a certain height (usually 1m)
  • Carports and garages
  • Swimming pools
  • Fences over a certain height

What Doesn't Usually Need a Permit

  • Internal cosmetic renovations
  • Like-for-like replacements
  • Small repairs
  • Painting
  • Garden landscaping
  • Low decks and pergolas (check local rules)

The Process

  1. Check with your council what's required
  2. Prepare plans (may need a draftsperson)
  3. Submit application with fees
  4. Wait for approval (2-8 weeks typically)
  5. Book inspections during construction
  6. Receive occupancy certificate on completion

What Happens Without a Permit

  • Council can require you to remove work
  • Fines
  • Problems when selling
  • Insurance issues
