Work Requiring Approval
Generally requires building approval:
- Additions and extensions
- Structural alterations
- New buildings (sheds over certain size)
- Swimming pools
- Carports and garages
- Retaining walls over 600mm-1m
- Demolition
- Change of use
Exempt Work (Check Locally)
- Internal non-structural renovations
- Like-for-like replacements
- Small garden sheds (under 10m²)
- Minor decks (low height, small area)
- Fences under certain height
- Repairs and maintenance
The Approval Process
- Check with council what's needed
- Prepare plans and documents
- Lodge DA (if required) and wait for approval
- Lodge CC/BA application
- Receive approval
- Build with required inspections
- Receive occupation certificate
Types of Approval
- DA (Development Application): Planning permission for what you can build
- CC/BA (Construction Certificate): Technical approval for how you build it
- CDC (Complying Development): Combined fast-track approval for standard work
Penalties
Building without approval can result in:
- Stop work orders
